1. Antennas
It is strictly forbidden for the tenant to install any type of antenna on or against the building without first obtaining written authorization from the landlord.

2. Air Conditioning Units
It is strictly forbidden to install an air conditioning unit unless the tenant has previously obtained written authorization from the landlord.

3. Exterior Appearance
It is strictly forbidden to hang from the windows and/or balcony any object that may harm the exterior appearance of the building, including rugs, toys, doormats, clothing, sheets, mops, cloths, flags, bicycles, etc.

4. Proper Use of the Premises
The tenant is required to maintain the dwelling in good and clean condition.

5. Telephone or Other Wiring
It is strictly forbidden for the tenant to install and/or allow the installation of wiring that requires drilling into the building walls without the landlord’s authorization.

6. Keys and Locks
Any lock that restricts access to the dwelling may only be installed or changed with the landlord’s written consent.

7. Behaviour
The tenant must not disturb the normal enjoyment of the premises by other tenants.

8. Corridors and Vestibules
The tenant agrees not to use the common areas of the building for recreational purposes, or for storing shoes, baby strollers, bicycles, etc.

9. Waste Disposal
The tenant must not throw garbage from the balconies, nor in the yards or parking areas. Garbage must be placed in the designated areas and in appropriate containers as the bags become full.

10. Outdoor Environment
It is strictly forbidden for the tenant to install on the property or on their balcony any clothesline, pool, swing, sandbox, or any other type of play structure without first obtaining the landlord’s written authorization.

11. Parking
The tenant may only park a passenger vehicle (no trailers, RVs, etc.) in the space allocated to them. The tenant must not use parking spaces reserved for other tenants of the building.

12. Cannabis Use
The consumption of cannabis is prohibited inside the dwellings and in common areas.

We are writing to inform you of the importance of disposing oil properly and safely. 

Oil is any liquid substance that is insoluble in water and has a greasy feel, such as cooking oil, motor oil, or lubricating oil. Oil is considered a contaminant that can harm the environment and cause damage to the pipes if it is disposed in the sink or the toilet. According to the Environment Quality Act and its regulations, it is illegal to discharge any contaminant into the environment that may alter its quality or cause damage or nuisance. Anyone who disposes oil in the sink or the toilet may be liable for fines, penalties, or legal actions. Furthermore, according to your lease agreement, you are responsible for keeping the premises in a clean and sanitary condition and not causing any nuisance or annoyance to other tenants or neighbors. You are also liable for any damages that you cause to the property or its fixtures.

Therefore, we urge you to dispose of your oil properly and safely in a sealed container and bring it to an authorized drop-off point or a hazardous waste collection event.

There are several options for oil disposal in Laval, Quebec, depending on the type and quantity of oil you have. Here are some examples:

1. If you have used oil from your vehicle, such as engine oil or antifreeze, you can bring it to a Canadian Tire store that participates in the Go Eco program. They have drop-off boxes marked with the Go Eco logo outside every Canadian Tire location in Quebec. You can also return used oil filters, oil containers, air filters, and aerosol spray cans to the staff at the Automotive Service Counter.

2. If you have excessive used oil from your kitchen, such as cooking oil or grease, you can collect it in a sealed container and bring it to an authorized drop-off point or a hazardous waste collection event. You can find the nearest drop-off point by visiting the website of the Société de gestion des huiles usagées (SOGHU).

You can also get rid of used oils and tires to the eco-centre or the dry material disposal site, respectively located at 1205, boulevard Dagenais West and 4026, boulevard Dagenais West.

We kindly request that you take a few moments each month to clean the kitchen fan filters in your units. Here are some instructions to guide you through the process:

Locate the filters, and its grease collector positioned below the hood in your kitchen.

Carefully remove the filters, and grease collector, from their designated slots.

Gently clean the filters, and grease collector, using warm water and a mild dishwashing detergent.

Rinse the filters thoroughly to remove any residual soap.

Allow the filters to air dry completely before reinstalling them.
Once the filters and the grease collector, are dry, carefully slide them back into their original positions, ensuring they are securely fitted.

Please be informed that maintaining clean and well-functioning kitchen fan filters not only benefits you but also contributes to the overall comfort and safety of all residents.
Neglecting this task can lead to reduced airflow, increased energy consumption, and potential issues with the kitchen exhaust system.

Our parking spaces are in accordance with the Construction Code, for a residential building with more than 10 dwelling units, the minimum width of a parking space is 2.4 m and the minimum length is 5 m, according to the Regulation respecting the application of the Building Act.
